Summer in Phoenix Is No Joke
If you have lived through a Phoenix summer, you know it is an entirely different beast from summers in the rest of the country. With temperatures regularly exceeding 110 degrees Fahrenheit for weeks on end, intense UV radiation, monsoon storms that bring dust, wind, and flash flooding, and electric bills that can skyrocket, preparing your home before summer hits is not optional. It is essential.
This comprehensive checklist covers everything you should address in the spring to ensure your home is comfortable, efficient, and protected through the summer months. Tackle these items before the heat arrives and you will thank yourself in July.
HVAC System Maintenance
Your air conditioning system is the most critical piece of equipment in your Phoenix home during summer. A breakdown in July is not just uncomfortable; it can be dangerous.
- Schedule a professional HVAC tune-up. A technician will check refrigerant levels, clean the coils, inspect electrical connections, and ensure the system is running efficiently. Do this in March or April before HVAC companies get slammed with emergency calls.
- Replace your air filter. A dirty filter forces your system to work harder, increasing energy consumption and reducing its lifespan. During summer, check your filter monthly and replace it every 30 to 60 days.
- Clear debris around the outdoor condenser unit. Ensure there is at least two feet of clearance on all sides. Remove any leaves, dirt, or landscaping that has encroached on the unit.
- Check your ductwork for leaks. Leaky ducts can waste 20 to 30 percent of your cooled air. If certain rooms are consistently warmer than others, duct sealing may be needed.
- Test your thermostat. Make sure it is reading accurately and programmed correctly. If you still have an old manual thermostat, upgrading to a smart thermostat before summer can save you hundreds of dollars over the cooling season.
Windows and Doors
Heat gain through windows is one of the biggest energy drains in a Phoenix home. Even small gaps around doors and windows allow hot air to infiltrate and cooled air to escape.
- Inspect weatherstripping around all exterior doors. The intense Phoenix heat degrades weatherstripping faster than in milder climates. Replace any weatherstripping that is cracked, compressed, or peeling.
- Check window seals and caulking. Look for gaps where caulking has dried out and cracked. Re-caulk any openings around window frames, both interior and exterior.
- Consider window film or solar screens. UV-blocking window film can reduce heat gain by up to 80 percent without significantly darkening your view. Solar screens installed on the exterior of windows are also highly effective and can be removed during cooler months.
- Inspect and adjust door thresholds. If you can see daylight under your exterior doors, you are losing cooled air. Adjustable thresholds can be raised to close the gap.
Roof and Attic
Your roof takes the full brunt of the Arizona sun, and a poorly maintained roof or under-insulated attic can dramatically increase your cooling costs.
- Inspect your roof for cracked or missing tiles, deteriorating flat roof coatings, or any signs of damage from the previous monsoon season. Address repairs before the summer storms arrive.
- Check attic insulation levels. In Phoenix, the recommended attic insulation is R-38 to R-60. If you can see the ceiling joists when you look in the attic, you almost certainly need more insulation.
- Inspect attic ventilation. Proper ventilation keeps attic temperatures from soaring to extreme levels that radiate heat down into your living space. Ridge vents, soffit vents, and attic fans all help.
- Consider a radiant barrier. A reflective radiant barrier stapled to the underside of your roof rafters can reduce attic temperatures by 20 to 30 degrees and significantly reduce cooling costs.
Plumbing and Water Systems
Phoenix heat affects your plumbing in ways that colder climates never experience.
- Insulate exposed water pipes. Pipes running through the attic or exterior walls can heat water to scalding temperatures. Pipe insulation helps moderate water temperatures and can prevent burns.
- Flush your water heater. Phoenix hard water causes mineral buildup that reduces efficiency. Flushing the tank removes sediment and extends the unit life.
- Check irrigation systems. Inspect all drip lines, sprinkler heads, and timers. Adjust watering schedules for summer. A broken drip line can waste hundreds of gallons of water and send your bill through the roof.
- Test your evaporative cooler if you have one. Replace pads, check the pump and float, and clean the reservoir before the season starts.
Exterior and Landscaping
- Inspect your home exterior for cracks in stucco or gaps in siding. The extreme temperature swings between day and night in Phoenix cause materials to expand and contract, opening gaps over time.
- Clean and inspect patio covers and shade structures. Make sure they are secure enough to withstand monsoon winds. A loose patio cover can become dangerous in a storm.
- Trim trees near your home and roof. Monsoon winds can snap branches and send them into your home. Remove dead branches and any limbs overhanging the roof.
- Check outdoor lighting fixtures. Heat and UV exposure degrades outdoor light fixtures and their seals. Replace any cracked or yellowed lens covers to prevent moisture intrusion during monsoons.
- Service your pool equipment if applicable. Check the pump, filter, and chemical balance. A well-maintained pool is essential for surviving the summer heat.
Electrical System
- Test all GFCI outlets using the test and reset buttons. These outlets protect against electrical shock and are required in kitchens, bathrooms, garages, and outdoor areas.
- Inspect your electrical panel. Look for signs of overheating such as discoloration, a burning smell, or warm breaker switches. If your panel is outdated or at capacity, summer AC loads can push it to the limit.
- Check ceiling fans. Clean blades, tighten mounting hardware, and verify they are set to counterclockwise rotation for summer.
